How to know if you need a mold inspection?

If you are buying a home, a dedicated mold inspection is prudent as some 70% of our mold inspections find mold that needs to be addressed. 

If you already are established at a home or office and if you smell musty odors, that are a byproduct of active mold growth, think of it as mold burping, if you smell it you likely have it (mold).  So yes you would want a mold inspection, musty odors are a telltale sign of mold.  We can evaluate and if needed air test for fungal identification.

We can also use thermal imaging cameras to evaluate water sources.

If you already see visible mold, mold testing is usually unnecessary, although you typically will need a mold inspection to diagnose the cause, extent, and remedial approach.  (The EPA agrees that visible mold should be addressed)   Some mold inspections can use infrared technology to trace and define the mold.

However, there are many situations where people may still be suspicious of mold without having visual or olfactory confirmation. Perhaps people are feeling sick, and there are odors, but musty may not be the best description.   If you are suspicious of mold we’ve compiled a list of likely triggers for having a mold inspection.

1. Someone in the home is having allergic symptoms, such as stuffy head, headaches, scratchy throat, runny nose, and not sure why.

2. You smell a musty odor but don’t see any obvious mold.   The odor can come and go.

3. You notice discoloration of surfaces that might be mold but are not sure it is mold.

4. You have had water issues inside the home, and water leaks (plumbing or roof).

5. You recently moved into a home that was vacant for months or was flipped and something seems off.

6. You had mold remediation performed but have concerns mold was missed or improperly remediated.   

7. You are a buyer or seller in a real estate transaction and need evidence of whether airborne mold levels are not normalized.

8. You are a landlord or property manager and a tenant has a mold concern.

What if mold testing is performed and mold is found?

You have two options, you have a level of confidence in the company that did the testing and hire them to remediate.   Two (and this is more common) you don’t have a high level of confidence in the mold testing company or you did the testing yourself and you are in over your head.   Mold professionals are hard to find (only 11 states have regulations) and if you tested mold your self you are clearly not qualified to understand or manage the mold, no matter how much internet surfing you completed.  Mold Remediation
